Since the Grenfell tragedy, fire safety has become one of the most complex and emotionally charged issues facing leaseholders. From shifting legislation to inflated assessments and rising costs, the situation can feel overwhelming.
At Common Ground, we believe residents deserve protection without panic. That’s why our 2024 position paper set out a clear, proportionate response to fire safety; one that avoids fear-led decision-making and focuses on what really matters.
Our Four-Part Fire Safety Approach
- We act where we have control
We make sure our internal systems are robust. That means watertight recordkeeping, clear communication, and strong internal processes. We assess each building individually - No blanket policies: Every property is unique
We consider the building’s structure, usage, and budget to determine the best
course of action - We prioritise real risk
We focus on statistically likely fire hazards, not hypothetical threats. Real-world risk assessment protects both safety and sanity - We define what’s reasonable
All spending must be justifiable. We lean on Section 19 of the Landlord and Tenant
Act 1985 to ensure costs are proportionate and within the leaseholder’s best interest
Why It Matters
