Our managing agent isn’t a managing agent

Overview

Development: Beauchamp Place
Location: Temple Cowley, Oxford
Number of properties: 52

Beauchamp Place is a development of 52 flats based in Oxford with an active management committee.

The problem

The managing agent was initially very responsive but block management was not their core business. Over time, the agents business grew in other areas and ultimately, the block management portfolio shrunk below a threshold that wasn’t tenable for the agent. When the agent (a chartered surveyor) decided to exit block management, the directors had to find a replacement managing agent.

The solution

Mr Hambler, chair of the RMC said “we decided we wanted an agent that was both pro-active and completely committed to residential leasehold management.”
We interviewed a number of agents and were impressed by Common Ground’s offering.

“As Common Ground is a dedicated residential leasehold specialist, we felt that we wouldn’t face a situation of dwindling interest or distraction from other parts of the business . Indeed, Common Ground’s pro-active approach and use of modern technology allowed the board to keep track of activities and finances in real time”

The difference was immediate with several outstanding jobs completed within 90 days and other long term projects completed shortly afterwards, including a new CCTV system. An access control system was installed and a long term project to replace communal water tanks was accelerated greatly.

“I very highly recommend Common Ground.  Their conscientious team is highly professional, experienced and efficient, which is extremely reassuring to Directors and responsible owners of properties.  They are pro-active, helping to plan ahead and to anticipate problems, which they can deal with firmly but sensitively.  They are a pleasure to work with.
